Home-equity loans harder to come by
DEAR BENNY: My wife and I bought our first home in November of last year. We paid $600,000 for the house and put 20 percent down so the mortgage is for $480,000. I've heard that opening a line of credit on the house is a good idea in case of an emergency. Obviously our house hasn't really appreciated since then, and I think we've put less than $1,000 towards the principal. Can we take out a line of credit based on the down payment because it's technically equity? Or will the mortgage company laugh in our face? Thanks! –Chris

Dos and don'ts of holding home's title in LLC
DEAR BENNY: I own several single-family rental homes. In talking to advisors, one says I should put the houses into LLCs for liability protection. Another said, don't bother. If you get sued, your liability protection on your homeowners policy plus your umbrella policy will cover you. Obviously, the latter provides only attorney and possible judgment costs, but does the LLC really keep you from being sued, or protect you if you are sued, so that you would not need to use the umbrella policy? –Bruce

It seems you can hardly open a newspaper these days without reading the headline "Water is the new oil." But what does that mean exactly? In fact, water shortages may cause more severe problems than oil shortages: our lives literally depend on water, plus there are several alternatives to fuel but none really to water. We can technically "make" more water through techniques like rainwater catchment and desalination, but few individual homeowners have their own catchment tanks and even fewer are likely to rig up their own desalination plant. Even if such things were easy, it would still behoove us all to reduce our water usage first, not only because water is scarce, but also because we could all stand to shave a few dollars off our water bills.
